Would you love to own a property in the
sun but are worried about the legalities and the language barrier?
Look no further – Delmar has been
helping prospective buyers take the plunge and assisting them
through all aspects of purchasing their dream property since 1988.
From the outset we provide a friendly yet professional service. Our
multi-lingual staff are happy to answer your questions and provide
you with all the information necessary to make an informed decision.
Our advise is free and without obligation or pressure.
On making contact with our Sales Office you as a prospective
purchaser could expect to receive the following guidance:-
- properties matched to your
requirements
- colour property details sheets,
photographs and floor plans (where available) provided in
attractive glossy folder
- viewings arranged to suit your
agenda
- details given on the estimated
purchasing and running costs of each property
- information provided on the sale
procedure – from start to finish
- preparation of a binding Private
Purchase & Sale Contract
- introductions to lending
organisations if necessary
- assistance with making money
transfers
- Delmar to act as stakeholders
keeping deposit funds etc on behalf of both parties until the time
of completion before the Notary Public
- assistance before the Notary
Public with translations, explanation of procedure, money hand
over, etc
- assistance with the transfer of
all utility services into your name including preparation of
bankers orders
- assistance with opening a local
bank account
- assistance in obtaining N.I.E.
numbers
- preparation of a Statement of
Accounts issued with your property deed to show all costs incurred
in the purchase
Even if you cannot be present at the
completion before the Notary Public due to ill health or unforeseen
circumstances, we can complete the transaction on your behalf by the
use of a Power of Attorney document. Again we can assist with the
drawing of this document in England through our well proven contact
with a Notary Public’s office in London. Alternatively we can
represent you verbally and then you can come before the Notary
Public to ratify the purchase on your arrival in Tenerife.
Delmar is a fully licensed estate agency with all the skills and
experience necessary to complete a property conveyance and therefore
there is no need to employ the services of a solicitor but that
obviously is down to personal choice. In which case we will gladly
work in conjunction with whomever is appointed. However we would
point out that in our experience the involvement of a solicitor
usually delays and complicates the conveyance and proves to be more
costly too.
Many of the complexes in the Los Gigantes to Playa de la Arena area
are administered and maintained by Delmar Administration. Therefore
if the property you purchase is within one of these complexes we
will continue to assist you long into your ownership.
Our Fiscal Department can assist you with the making of the
necessary annual tax returns and any other financial matters which
may arise.
Delmar also has considerable experience in ownership related matters
such as the making of Spanish Wills, arranging gifts / transfers and
dealing with acceptance of inheritance and the associated paperwork,
taxes, etc. |

Delmar was
established in 1988 and has been offering to all it’s vendors a
complete marketing and fiscal package through it’s team of
friendly, multi-lingual staff.
Anyone considering selling property in the Los Gigantes to Playa
de San Juan area will enjoy our professional and confidential
service as outlined below:-
- a visit to the property for a
verbal valuation and to take photographs
- calculation of Capital Gains
Tax liability and advise on fiscal position
- special 4% commission rate for
sole agency – 5% multi-agency
- production of a property
details sheet including size of dwelling and exterior areas
- personal brochure of how the
property will be presented to prospective purchasers
- marketing of the property in
our window, on our website and in the local press
- secure key holding to
facilitate ease of viewings in your absence
- assistance with cancellation
of services and the knowledge that we will assist the new
owners with the transfer over of the utilities into their name
- preparation of Apportionment
document to allow for part payments of utilities
- assurance that no debts remain
on the property at the time of completion and assistance in
settling these beforehand
- assistance before the Notary
Public with translations, explanation of procedure, etc
- final Statement of Account
produced after completion to accompany payment of sale
proceeds
- revised Capital Gains Tax
calculation to allow for all allowed deductibles, deed price,
etc and payment at the Spanish Tax Offices
